Residential Home Inspections

Residential Home Inspections

We make sure you understand the major systems of the house you're about to call a home. A home inspection is a visual examination of the home's major structure, systems and components that are visible and safely accessible.

Whether you are buying, selling or maintaining your home, ACL Home Inspections provides professional and quality service from the moment you call us. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Hive report, delivered through your personal Hive dashboard — accessible online anytime and available as a PDF download. From that report, you will be able to see the items we discussed, with images for reference.

Commercial Inspections

Commercial Inspections

Commercial property inspections are a growing portion of the inspection industry. Our qualified inspectors evaluate the property under the guidance of nationally accepted Standards of Practice for Commercial Buildings.

Evaluation of a commercial property has many of the same attributes as a residential home inspection. If larger or uncommon systems are present, ACL can manage third-party contractors to conduct specialty inspections for larger electrical, HVAC, and roof systems, providing complete information on a property to our clients.

Light Commercial Inspection Property Types Include:

• Warehouses • Low Rise Offices • Retail Spaces • Hotels & Motels • Restaurants & Breweries

What is Included in Your Commercial Inspection?

ACL will inspect access areas for hazards, the concrete flat work, the foundation, structure, exterior finish, roof, HVAC system, plumbing and electrical (Test sample outlets & trip GFCI's, where possible) – with some limitation on the electrical system. The inspector will look at light fixtures and smaller panels and the whole system for general safety issues, but cannot disassemble 3-phase or larger panels if present. ACL will inspect and operate all major systems, windows, doors, and plumbing systems, including restroom facilities. We look for visible deficiencies as well as safety issues that can also be liabilities.

The report will include color photos and recommendations as necessary, given the condition, and follow the guidelines of accepted Standards of Practice. We may refer additional critical services to an expert if conditions warrant. The report will be available within 24 hours of the physical property inspection (usually the same day).

Pre-Listing Inspections

Pre-Listing Inspections

A Pre-Listing Inspection is for homeowners who are planning to list their house on the market, but have not yet put it up for sale. The inspector will assess the home & its major systems to determine if the home has been well-maintained and that the home is in good condition to be put up for sale.

A pre-listing inspection is the same as a buyer's inspection, but it is done by the homeowner and not the buyer. Pre-listing inspections are typically done by the homeowner because they want to make sure that their home is in good condition.

Many homeowners choose to get a pre-listing inspection because it will give them insight into their home so that they know what to expect & can make repairs before listing their home.

The majority of buyers choose to get a buyer's inspection, so a pre-listing inspection is a good idea for homeowners, so that the buyer's inspection doesn't find any major defects that the owner didn't know about.

Benefits of a Pre-Listing Inspection:

  • Can reveal problems that the owner wasn't aware of
  • Is useful for comparing to the buyer's inspection
  • Allows the owner & realtor to properly price the home when listing
  • Creates trust with potential buyers
  • Increase market value
  • Make repairs before listing
  • Know what to expect during buyer inspection
  • Avoid surprises during negotiations
Radon Testing

Radon Testing

No matter where you are in America, your home may be exposed to dangerous radon gas. Radon is a natural, radioactive gas which is produced when uranium in the Earth's crust decays. Radon is colorless and odorless, and it is extremely carcinogenic.

Outdoors, radon will naturally dissipate harmlessly into the atmosphere as it rises through the crust. But in homes, it can become trapped, which is dangerous for the health of you and your family. According to the EPA, radon is one of the leading contributors to the development of lung cancer, behind only smoking. For this reason, regular radon testing is key whether you're a homeowner, or you're interested in purchasing a home.

Breeze Radon Testing Monitors (from Priority Labs)

Test Results You Can Depend On! Breeze monitors take multiple readings per hour for greater accuracy, providing reliable data you can trust. Tilt and power sensors detect if the monitor is moved to a different location. Temperature, humidity, and barometric pressure are continuously tracked to help identify any conditions that could affect results. All data is reviewed for any sign of suspected tampering by our team of trained professionals. BottomLine: It is extremely difficult to compromise a Breeze radon test without getting caught.

Common Myths About Radon

Radon can affect all foundation types—slab, crawl space, and basement. It can be present in both new and old homes alike. Don't assume your home is safe based on age or construction type—testing is the only way to know for sure.

Why Are Radon Tests Important? Understanding The Benefits

The biggest benefit of radon testing is peace of mind. Radon has no smell, taste, or color, and beyond contributing to the development of lung cancer, radon exposure has no symptoms that can be identified by a doctor. That means a radon test is the only way to make sure your home has a safe level of radon.

Do you have mold problems or are not sure but think you might? ACL Home Inspections provides complete mold testing services in Tallahassee and surrounding areas including North Florida and Southwest Georgia.

Our testing services will not only identify the type of mold present but also evaluate the quality of air in your home. This helps you understand what hazards may be affecting your health and your family's well-being.

During the mold testing process, we gather one or all three of the following types of samples:

Airborne Mold Spore Sample — If you are coughing, sneezing, or have itchy eyes in your home, this test identifies what type of mold is in the air and measures the airborne mold spore concentration.

Wall Cavity Air Sample — If you suspect mold but don't see it on any surfaces, this sample gathers air from inside the ceiling or walls where mold may not be visible but is still causing damage.

Visible Mold Test — When mold is visibly present on a wall or floor, we can identify the type and provide you with remediation companies to address the issue.

Indoor Air Quality (IAQ) Testing

Indoor Air Quality (IAQ) Testing

Comprehensive indoor air quality testing to evaluate the air you breathe at home. Our team assesses common airborne particles and indoor conditions that may affect your comfort and health.

Indoor air quality (IAQ) is an important factor in the health and comfort of your home. Many common indoor pollutants are invisible and odorless, making professional testing the best way to understand what you and your family are breathing.

ACL Home Inspections provides IAQ testing services in Tallahassee and surrounding areas. Our testing evaluates a range of airborne particles and environmental conditions that can impact your well-being, including volatile organic compounds (VOCs), particulate matter, carbon dioxide levels, humidity, and temperature.

Why IAQ Testing Matters

The EPA estimates that indoor air can be 2–5 times more polluted than outdoor air. Sources of indoor air pollution include building materials, cleaning products, HVAC systems, pets, cooking, and more. Poor indoor air quality has been linked to respiratory issues, allergies, headaches, and fatigue.

Our IAQ testing provides actionable data so you can make informed decisions about ventilation, filtration, and other improvements to create a healthier indoor environment. Whether you are buying a home, experiencing unexplained symptoms, or simply want peace of mind, IAQ testing is a valuable addition to any inspection.

Contact us at 850-312-8919 to add IAQ testing to your inspection package.

IAQ Testing Includes:
