Who Needs One in Tallahassee?

Generally, any home over 25 to 30 years old. Some Florida carriers ask for a 4-point on homes as young as 20 years. Citizens, the state-run insurer of last resort, asks for one on homes 25 years or older. If you're buying, refinancing, or switching carriers, expect the request. Many of the homes I inspect in older Tallahassee neighborhoods (Betton, Lafayette Park, Indianhead, Myers Park, parts of Killearn, Monticello, and Quincy) need updated 4-point reports almost every year.

Roof

Plumbing

  • Supply line material (copper, CPVC, PEX, polybutylene)
  • Drain material (cast iron, PVC, ABS)
  • Water heater age and condition

HVAC

  2. Open the electrical panel access. Move boxes, shelves, or storage in front of it.
  3. Check the water heater. If it's leaking, rusting, or older than 10 to 12 years, expect a flag.
  4. Service the HVAC. A clean coil, charged refrigerant, and clean filter make a big difference.
  5. Fix visible plumbing leaks. A small drip under the kitchen sink can derail an otherwise clean report.
