Havana is a small Gadsden County town just north of Tallahassee on US 27, close enough that it is part of ACL Home Inspections' regular service area. We inspect houses in town and on rural acreage nearby, and we also inspect the shops, offices and other commercial buildings along Havana's main streets.

Havana has many older houses, some updated several times over the years. We sort out what is original and what is newer in the roof, wiring, plumbing and HVAC, and flag work that looks unfinished or amateur.
Gadsden County is rolling, clay-soil country. Clay sheds water slowly, so on sloped lots we look closely at grading, gutters and downspouts, and at foundations, crawl spaces and slabs for signs of water or movement.
Homes outside town often have a private well and a septic system. The home inspection covers the plumbing inside the house, while the well and septic system are evaluated separately, so plan time for that.
North Florida heat and humidity are hard on wood and finishes. We note moisture problems as we find them, and mold testing and WDO inspections can be added to the same visit.
Buying or leasing a building downtown? Our commercial property inspection covers the access areas, concrete flatwork, foundation, structure, exterior finish, roof, HVAC, plumbing, restrooms and electrical system, following nationally accepted Standards of Practice for commercial buildings. We inspect light commercial property such as retail spaces, low-rise offices, warehouses and restaurants.
Older main-street buildings often share walls with their neighbors, have roofs that have been recovered more than once, and carry electrical and plumbing from several eras of tenants. Where a building has larger or uncommon systems, ACL can arrange third-party specialists for the electrical, HVAC or roof, so you get the complete picture before you buy or sign a lease.
If the house you are buying is older, expect your insurer to ask for a 4-point inspection of the roof, electrical, plumbing and HVAC. A wind mitigation report can lower your premium by documenting the roof-to-wall connections, roof shape and window and door protection. Both can be done during the home inspection visit.
